What is viager?

Viager is a specific form of real estate sale that allows a seller (the crédirentier (life annuity recipient)) to transfer their property in exchange for an initial capital (the bouquet) and a monthly life annuity (rente viagère) paid by the buyer (the débirentier (life annuity payer)) for life.
Viager formulas
Several formulas are available to suit different needs:
- The occupied viager: the seller retains use of the property for life.
- The vacant viager: the buyer takes immediate possession of the property.
- The term sale: payment over a fixed predetermined period.
- The bare ownership (nue-propriété): the buyer purchases the bare ownership, while the seller retains the usufruct.
